HVAC in hotel facilities
HVAC in hotels is usually two-layered. In guest rooms there are fan coil or VRF indoor units, each room with its own control; these are fed by a central chiller and boiler/heat pump system or by VRF outdoor units. Lobbies, restaurants, ballrooms and meeting halls are mostly conditioned by air handling units; in these areas the load changes quickly according to the event calendar and the number of people. Areas such as kitchens, laundries and car parks also require separate exhaust and ventilation systems. In transition seasons, when heating and cooling are wanted at the same time, four-pipe fan coil systems or VRF systems with heat recovery come to the fore.
The most common complaints with room fan coil units are noise, odor and insufficient cooling. Most of these can be prevented by maintenance: a dirty filter reduces airflow and increases fan noise, water collecting in the drain pan creates odor and mold, and a blocked drain line causes water to drip from the ceiling. Fan motor bearings, vibration mounts and valve actuators are also common sources of noise. Regular filter cleaning per room, pan and drain checks, coil surface cleaning and thermostat testing are part of the standard maintenance scope. A maintenance record kept per room shows which rooms the recurring problems concentrate in.
What is unique about hotel maintenance is timing. Rooms can be entered only when empty; for this reason maintenance is done floor by floor or block by block according to the occupancy plan, together with the front desk and housekeeping. In seasonal hotels, comprehensive maintenance is planned before the season, and in city hotels during periods when occupancy drops. Air handling unit and chiller maintenance in common areas is left to the hours when guest traffic is lowest. This arrangement noticeably reduces guest complaints and the need for emergency intervention.
Hygiene is especially important in water-based systems. In facilities with cooling towers, tower water must be treated and cleaned regularly because of the Legionella risk; fan coil drain pans and air handling unit humidifiers must also be cleaned periodically. In fresh air handling units, filter replacement and heat recovery unit checks make a difference for both indoor air quality and energy consumption. Grease buildup in kitchen exhaust ducts is a point that must be cleaned regularly for fire safety.

Breakdown and repairbreakdown and service line, all brands and systems. How do we work?
In hotel projects we start with the room list and equipment inventory, and together with the management we prepare a maintenance calendar that fits the occupancy plan. We record the work done in each room and report problem rooms separately. Before the season, we carry out comprehensive maintenance of the central systems. For facilities in Ankara, our teams are in the field every day and we respond to breakdown calls the same day. For facilities outside Ankara, we send a planned team from Ankara; we work on a project, annual contract and public tender basis. For contracted facilities, we plan the maintenance calendar in advance; in an emergency, the team dispatch time varies with distance.

Frequently asked questions
Why is the fan coil in the room noisy?
The most common causes are a dirty filter, a dirty fan wheel, a worn motor bearing, a loose vibration mount and the valve actuator. Most are resolved by periodic maintenance; if the motor or valve fails, the part is replaced.
Where does the bad smell in the rooms come from?
It usually comes from water collecting in the fan coil drain pan, a dirty coil or the filter. Cleaning the pan and drain line, disinfecting the coil surface and replacing the filter largely solves the problem.
Does maintenance disturb guests?
We enter rooms only when they are empty; we do the work floor by floor or block by block according to the occupancy plan, together with the front desk. Work in common areas is scheduled for low-traffic hours.
When should maintenance be done for seasonal hotels?
Comprehensive maintenance is recommended before the season opens, so that the chiller, tower and room units are tested before the load arrives. Periodic checks continue during the season.
Do you serve hotels outside Ankara?
Yes. We send a planned team from Ankara; we work on an annual contract or project basis and plan the maintenance calendar in advance. In an emergency, the team dispatch time varies with distance.
