VRF / VRV system maintenance

Measured maintenance of the outdoor units, indoor units and control system in VRF, VRV and VRS systems; written report with refrigerant leak testing and fault code analysis.

In shortVRF system maintenance covers cleaning the outdoor unit condenser fins and fans, servicing indoor unit filters, coils and drains, measuring refrigerant pressures and compressor currents, leak testing, and reviewing the fault code history in the control system. VRV is Daikin's name for the same technology, and VRS is the name used by some other manufacturers. In VRF systems, indoor unit filters are serviced every 1–3 months and a full system service is carried out every 6 months.

What is a VRF / VRV system, and why does maintenance matter?

In VRF (variable refrigerant flow) systems, a single outdoor unit group feeds dozens of indoor units through copper piping and a communication line. Daikin calls this technology VRV and some manufacturers call it VRS; the maintenance approach is the same.

Because the system is a single refrigerant circuit, a drain problem in one indoor unit, a dirty condenser in one outdoor unit or a small refrigerant leak affects comfort across the whole building. Scheduled maintenance is a measured check that protects the compressors and catches communication and sensor issues early.

What does VRF system maintenance include?

  • Outdoor unit condenser fin cleaning
  • Outdoor unit fan, motor and blade check
  • Suction and discharge pressures, superheat measurement
  • Compressor current and inverter drive check
  • Refrigerant leak test with an electronic detector
  • Reading fault codes and operating history with a service tool
  • Indoor unit filter cleaning
  • Indoor unit coil and fan cleaning
  • Drain pan, condensate pump and line check
  • Communication line, addressing and controller check
  • Panel, terminal and supply voltage check
  • Measured maintenance report per unit

Maintenance intervals: which task, how often?

The table below shows the typical maintenance schedule we follow on site. Exact intervals are set in the maintenance plan based on manufacturer instructions, operating hours and how intensively the facility is used.

Maintenance differences by system type

Heat pump VRF

All indoor units either heat or cool at the same time. At season changeover, mode settings, defrost operation and outdoor unit sensors are checked.

Heat recovery VRF

Thanks to branch (distribution) boxes and valves, some zones heat while others cool. Branch boxes, valves and mode changes are tested separately.

Water-cooled VRF

A water-source unit is used instead of an outdoor unit; on the water side, the filter, flow and plate heat exchanger fouling are checked.

Mini VRF

Small single-fan outdoor units used in homes and small offices; the maintenance scope is the same, it just takes less time.

Maintenance form: values we measure on site

At every maintenance visit we measure the values below and record them on a per-unit maintenance form. Comparing the form at the next visit helps detect faults early.

Measurement / checkUnitExpected
Outdoor unit suction / discharge pressurebarManufacturer values
SuperheatKManufacturer values
Compressor currentABelow the nameplate value
Supply voltageVwithin ±10%
Refrigerant leak test—No leaks
Fault code history—No recurring codes

Drain test—Draining

What happens without maintenance?

  • The compressor runs at high pressure and temperature, shortening its life
  • Some indoor units do not cool or heat
  • Drain overflows and ceiling damage
  • A small refrigerant leak grows until it stops the system
  • Communication and sensor faults are noticed late

Refrigerant leak checks and regulations

Systems containing fluorinated refrigerants, such as chillers and VRF, fall under the Regulation on Fluorinated Greenhouse Gases. According to the Ministry's training documentation, leak checks are carried out every 12 months for equipment containing 5–50 tonnes CO₂ equivalent (every 24 months if a leak detection system is installed), every 6 months for 50–500 tonnes CO₂ equivalent (every 12 months with a system), and every 6 months for 500 tonnes CO₂ equivalent and above; at this size, installing a leak detection system is mandatory. Equipment and inspection records are entered into the EKOMVET system. Checks are performed by services holding a TSE Service Competence Certificate and technicians certified for equipment containing fluorinated greenhouse gases. Source

YOİ Mühendislik holds the TSE Service Competence Certificate; we include leak checks in the maintenance visit and record the results in the report and our logs.

What determines the price of VRF system maintenance?

Since maintenance pricing depends on equipment type and site conditions, we do not offer a fixed price list. During the site survey we clarify the items below and provide an itemized written quote:

  • Number of outdoor unit modules and indoor units
  • Indoor unit types (cassette, concealed ceiling, wall-mounted)
  • Ceiling and roof access
  • Refrigerant leak detection and need for top-up
  • Replaced sensor, condensate pump or control board
  • After-hours work
  • One-time maintenance or an annual contract?
If you have multiple units or facilities, an annual maintenance contract lets you plan all maintenance with a single price and schedule.

The maintenance process in 5 steps

  1. Request: unit type, quantity and location are sent by phone, WhatsApp or form.
  2. Site survey and inventory: equipment is inspected on site, and the scope and schedule are defined.
  3. The written quote and maintenance plan are approved.
  4. Maintenance: measurements are taken, cleaning and checks are carried out, and approval is requested if parts need replacing.
  5. Report: unit-by-unit measurements and recommendations are delivered in writing.

Frequently asked questions

How often should VRF system maintenance be done?

Indoor unit filters should be cleaned every 1–3 months depending on usage, and general system maintenance should be done twice a year (at the start of each season).

What is the difference between VRF and VRV?

Technically they are the same system. VRV is Daikin's registered name; other manufacturers use VRF, and some use VRS.

Is the system shut down during VRF maintenance?

Outdoor unit measurements are taken while the system is running. Condenser cleaning and electrical checks require brief shutdowns; indoor units are serviced zone by zone.

Which brands of VRF systems do you maintain?

We service all brands, including Daikin, Mitsubishi Electric, LG, Samsung, Toshiba, Hitachi and Midea.

Is refrigerant leak checking mandatory for VRF systems?

Leak checks at intervals based on the amount of fluorinated refrigerant are required by regulation. Most large VRF systems fall within this scope; we carry out the check together with maintenance and record it.

What should I do if I see a VRF fault code?

Note the code and which unit it appears on, and send it to us. You can look up code meanings by brand on our error codes page; do not reset the unit repeatedly.

What determines the price of VRF maintenance?

It depends on the number of outdoor and indoor units, access, refrigerant top-up and parts replaced. We provide a written quote after the site survey.

Do you provide VRF maintenance outside Ankara?

Yes. We carry out VRF maintenance daily in Ankara and on a project or annual contract basis in other provinces.
