Condenser fault symptoms
| Symptom | Likely cause | What is done |
|---|---|---|
| High pressure alarm, especially on hot days | Dirty fins, fan failure, hot air recirculation, non-condensables, overcharge | Fin cleaning, fan and layout check, refrigerant and charge check |
| Loss of capacity and efficiency, increased current draw | Condenser surface is dirty or blocked | Approach temperature and condensing pressure measurement |
| One or more fans not running | Motor, bearing, capacitor, drive or contactor failure | Fan motor, capacitor and drive inspection and replacement |
| Fan vibration and noise | Blade imbalance, bearing wear | Balancing, bearing or motor replacement |
| White salt deposits, crushing and pitting on the fins | Corrosion, damage, contamination | Washing, combing and protective coating; replacement if severe |
| Refrigerant leak, oil stain on the coil | Pipe corrosion, vibration cracks, brazing defects | Leak detection, brazing repair or coil replacement |
| Water-cooled: approach temperature rising, pressure high | Scale or biological film in the tubes | Chemical or mechanical cleaning, water treatment |
| Water-cooled: water or moisture in the refrigerant circuit | Tube puncture | Pressure test, tube plugging or replacement |
Repair options
| Method | When | Note |
|---|---|---|
| Fin washing | Fouling, dust, pollen, oil | Unit de-energized, low pressure, suitable cleaner; electrical parts protected |
| Fin combing | Bent and crushed fins | Airflow and capacity are restored |
| Fan motor, blades, bearings, capacitor | Fan failure, vibration | Rotation direction and airflow are verified |
| EC fan and drive, pressure sensor | Variable-speed fan control failure | Parameters and pressure setpoint are adjusted |
| Coil brazing repair | Leaks in copper tubes and elbows | Verified by a pressure test |
| Protective coating | Corrosive environment, early corrosion | Applied after cleaning; replacement for heavily damaged coils |
| Water-cooled tube cleaning | Scale and biological film | Chemical or mechanical, supported by water treatment |
| Tube plugging / retubing | Tube leakage | Replacement is evaluated based on the number of tubes |
When is condenser replacement necessary?
| Situation | Recommendation |
|---|---|
| Punctured or widely corroded micro-channel | Usually coil replacement |
| Widespread tube and fin corrosion | Coil replacement; considered together with a coating |
| Many leaks in water-cooled tubes | Replacement or retubing |
| Repeated clogging, pressure that does not improve with cleaning | Replacement, with water treatment and layout check |
| Refrigerant change or capacity increase | Condenser suited to the new pressure class and capacity |
| Manufacturer model discontinued, parts unavailable | Equivalent condenser or coil |
What we check when selecting an equivalent condenser
| Check | Why it matters |
|---|---|
| Capacity and design outdoor temperature | Actual summer capacity is verified |
| Dimensions, circuit count and pipe diameters | Layout and connection compatibility |
| Material (Cu/Al, coating) | Corrosion resistance |
| Refrigerant and pressure class | Safety and compliance |
| Fan airflow and pressure drop | Condenser capacity depends on airflow |
| Transport, crane and roof access | Occupational safety and schedule planning |
What is done after replacement
- Pressure test and vacuum
- Oil and filter drier replacement (if needed)
- Refrigerant charging and superheat and subcooling check
- Fan rotation direction and control settings
- High-pressure protection test
- Performance measurement and report
Common mistakes
- Crushing the fins with high-pressure water
- Using an acidic cleaner unsuitable for aluminum
- Replacing the fan motor without looking for a capacitor or drive cause
- Not checking the fan rotation direction
- Resetting the high-pressure alarm and keeping the unit running
For the causes of the alarm, see our high-pressure alarm article.
How does a condenser job proceed?
- Diagnosis and report. Condensing pressure, approach temperature, fan and electrical values are measured.
- Quote. Cleaning, repair and replacement options are written up as separate line items.
- Execution. Washing, parts replacement or coil replacement; refrigerant recovery if needed.
- Testing and commissioning. Leak test, refrigerant charging, settings and performance measurement.
- Report. Before and after values are provided in writing.
For condenser types, see our condenser types page.
Note: This page is for general technical information. For a unit-specific decision, the manufacturer's manual and on-site measurement apply. YOİ Mühendislik is an independent technical service for these brands; it does not claim to be an authorized service except for LG.

Frequently asked questions
Can a condenser coil be repaired?
Leaks in copper pipes and joints can be repaired by brazing. Permanent repair of thin aluminum micro-channel tubes can be difficult; in that case replacement is generally recommended.
Can I wash the fins myself?
It can be done by following the manufacturer's instructions, with the unit de-energized and at low pressure. The wrong chemical or pressure can damage the fins and tubes; if in doubt, call a service technician.
If it gives a high pressure alarm, can I keep running the unit?
No. Resetting the alarm and restarting can damage the compressor and the refrigeration circuit; the cause must be found by measurement.
How long does a condenser replacement take?
It depends on the condenser's lead time and the unit; the time is stated in writing in the quote.
What if the problem does not go away after the fan motor is replaced?
Causes such as the capacitor, drive, contactor, wiring or fan blade are also checked; replacing only the motor may not be enough.
Do you work on every brand?
We work on all brands as an independent technical service. Parts supply is stated in writing in the quote, depending on the unit.
