What is a condenser and what does it do?
The high-pressure, hot gas leaving the compressor gives up its heat to the outside (air or water) in the condenser and turns into liquid. The heat rejected is the sum of the heat absorbed in the evaporator and the compressor work. For this reason the condenser has to reject more heat than the evaporator, and its surface must be clean.
Condenser types
| Type | How it rejects heat | Typical use | Service note |
|---|---|---|---|
| Air-cooled, finned coil | Fans move outdoor air across the fins | Air-cooled chillers, split and VRF outdoor units, rooftops | Dirty fins and high outdoor temperature cause high pressure |
| Micro-channel (aluminum) | Flat aluminum tubes and fins; thin, lightweight construction | New-generation chillers and outdoor units | Low refrigerant charge; hard to repair if punctured, so replacement is more common. Be careful with pressure and chemicals when washing |
| Water-cooled shell-and-tube | Condenser water flows through the tubes; heat is rejected by a tower or dry cooler | Large chillers and plant rooms | Scale in the tubes raises the approach temperature; tubes can be cleaned |
| Brazed plate | Compact plate heat exchanger | Small water-cooled unit, heat pump | Cannot be dismantled; sensitive to dirty water |
| Evaporative condenser | Water is sprayed over the coil and a fan draws air through; evaporation rejects the heat | Industrial refrigeration, large cold storage | Requires water treatment and regular disinfection and analysis; provides a low condensing temperature |
| Remote air-cooled condenser | A separate air-cooled coil connected by piping | Cold rooms, process cooling | Pipe length, oil return and pressure drop must be calculated |
| Double-pipe (coaxial) | One tube inside another, counterflow | Small capacity | Compact at small capacity; scale in the inner tube can go unnoticed |
Note: Cooling towers and dry coolers are separate pieces of equipment that reject heat to the outside in water-cooled systems; they are not the condenser itself. For tower maintenance, see our cooling tower maintenance article.
Air-cooled or water-cooled?
| Criterion | Air-cooled | Water-cooled |
|---|---|---|
| Installation | No tower or water line required | Requires a tower, pump and water treatment |
| Efficiency | Drops at high outdoor temperature | Usually higher and more stable |
| Maintenance | Fin washing, fan and motor check | Water chemistry, tower and tube cleaning |
| Water consumption | None | Present due to evaporation and blowdown |
| Noise and space | Fans make noise; needs an open area | Quieter in the plant room; space is needed for the tower |
For the details of the comparison, see our air-cooled vs. water-cooled article.
What should you look at when selecting a condenser?
| Criterion | Why it matters |
|---|---|
| Summer design outdoor air temperature | Capacity loss at high temperature (derating) must be taken into account |
| Water supply and water quality | Decisive for water-cooled and evaporative types |
| Space and noise limit | Fan count and speed affect layout and sound level |
| Refrigerant and pressure class | Material and strength are chosen according to the refrigerant |
| Corrosive environment (marine, industrial atmosphere) | Fins with protective coating may be needed |
| Energy efficiency (part load) | Fan control and condensing temperature affect annual energy use |
| Hot air recirculation | If the layout is wrong, the intake air temperature rises |
How does condenser pressure affect efficiency?
As the condensing temperature rises, the compressor's work of compression increases and COP falls; if the pressure limit is exceeded, the unit shuts down with a high-pressure alarm. Typical causes of rising pressure are dirty fins, a fan that is not running, hot air recirculation, insufficient cooling at the tower, non-condensable gas (air) in the refrigerant, and overcharge. For details, see our high-pressure alarm article. For a preliminary calculation you can use the condenser and cooling tower calculator and the IPLV and COP calculator.
Condenser fan control
- Staged fan operation: the number of running fans is adjusted according to pressure
- EC fan or variable frequency drive: speed varies steplessly with pressure, reducing energy use and noise
- The pressure transducer and control board must be set correctly
- At low outdoor temperatures, fan speed is limited so that condensing pressure does not drop too low
What is done during condenser maintenance?
- Fin washing and combing of bent fins
- Fan motor, blade, bearing and capacitor check
- Approach temperature and condensing pressure logging
- Tube cleaning and water analysis for the water-cooled type
- Leak test and coil corrosion check
- Fan control and pressure sensor adjustment

Frequently asked questions
How do you clean an air-cooled condenser's fins?
With the unit de-energized, use low-pressure water along the fin direction and a suitable manufacturer-approved cleaner. High pressure bends the fins, and an unsuitable acidic product corrodes aluminum; if in doubt, call a service technician.
What is the difference between a condenser and an evaporator?
In the evaporator the refrigerant evaporates and absorbs heat; in the condenser it condenses and rejects heat.
What should be considered with an evaporative condenser?
Water treatment, regular analysis and disinfection are required; microbiological risk must be managed in water systems.
Can a micro-channel condenser be repaired?
Holes in thin aluminum tubes may not be permanently repairable; in that case coil replacement is usually recommended.
Does capacity drop at high outdoor temperatures?
Yes. In an air-cooled condenser, condensing temperature rises as the outdoor temperature increases, and unit capacity decreases.
Do you work on every brand?
As an independent technical service, we perform diagnosis, maintenance, repair, and equivalent condenser selection and replacement for all brands.
